What is your cancellation or rescheduling policy?
We ask for at least 24 hours’ notice to cancel or reschedule a confirmed appointment. Same-day cancellations may incur a $50 fee to cover crew scheduling and travel costs.
Do you provide photos or completion notes?
Yes. We provide completion confirmation with photos and notes so your team has documentation for every job — useful for property records, owner reporting, and vendor accountability.
Can you bill monthly by property and include PO numbers or GL coding?
Yes. We bill monthly and can break invoices out by property with PO numbers, unit numbers, GL codes, and internal notes. Consolidated invoicing grouped by property is also available.
How does pricing work for property managers?
Pricing depends on volume, access, labor time, and disposal requirements. We support per-job quotes for one-time work and monthly program pricing for recurring services like valet trash, dumpster cleanup, and bulk pickups.
Do I need to be onsite during the job?
Not always. If items are clearly identified and access is arranged in advance, we can complete most jobs without you being present. For larger trash-outs, having someone available at the start helps define the scope.
